Property in 2025 - A Personal Perspective
At the start of each year it's easy to understand why people want to know what to expect over the next twelve months. When it comes to property this is especially true, because selling or buying a home is an extremely important thing to do.
The way the property market works affects how and when decisions are made on a personal level. That's why I think that a key part of an estate agent's job is to give help and advice wherever we can.
For my own part, having worked in property across our city of Brighton and Hove for more than 30 years, I like to think that I have a good degree of insight into the local market.
Local matters
Born and raised here, I've lived and worked right across the city from Hove to Woodingdean. I've had jobs in Kemp Town, Hove, The Seven Dials, Preston Park, Fiveways and now I’m based at our Lewes Road office. It's allowed me to gain a great deal of knowledge about the city as a whole, rather than just a small area of it.
When I joined Maslen Estate Agents in 2008 I already had 17 years of experience as an estate agent. Selling property suited my own personal approach, because it was a perfect opportunity to give my dedicated work ethic full reign.
I have always relished working hard to achieve results for clients because I love helping people achieve their property dreams. Now as the Director of the company I like to think I still lead by example, making sure the company's reputation for giving honest and sound advice is something the whole team adheres to everyday.
Unique location
It's amazing to think that I actually started working in the property sector last century! Over the intervening years I've seen boom and bust, good times and bad, although of course whatever the bigger picture people will always want to move home for any number of reasons.
Brighton and Hove has many aspects that really are unique and that means it will always have a thriving property market.
What I've learned is that whatever the reason, the practicalities always come down to personal, individual stories. That's why it's so important for us to remember that we're not dealing with 'sellers' and buyers', we're helping people to literally move onto the next chapter of their lives.
In our city that can take on many different forms - a student fresh from college wanting to stay on in the area, a young family setting up their first home, a 'stepper upper' moving up the property ladder - right through to downsizing in later life as needs and requirements change.

So what might this New Year bring for the local property market? Well, all the signs point to a continuation of the general themes of the last few years.
Of course bigger-picture factors are hard to second guess, particularly in terms of Bank of England interest rates and overall employment opportunities and statistics. These all have an impact on how busy the property market overall might be, but essentially any number of people will always want to move home, whatever the macro-economic circumstances.
My job is in essence the same as it was when I started - to help sellers find the right buyers and to make sure everything goes smoothly right through to moving day.
