Cut Fuel Bills AND Add value To Your Home
At this time of year most of us start to think about how much it costs to heat our homes and this year it's more important than usual.
With rising energy costs meaning bigger bills are either on the way or already with us, looking for ways to make our homes more energy efficient is something that is high on the agenda for many people.
The good news is that if you are thinking of selling your home there are ways that you can save money on your bills and add value to your property at the same time. Figures in a new report from a major high street lender have revealed that on average buyers in the UK are paying 15.5% more for a property if it is energy efficient, while homes with a low EPC rating are reported to take three months longer to sell.
What is an EPC rating?
An EPC rating measures the energy efficiency of a property and every home (other than a listed building) needs to have a valid EPC before it can be sold.
The EPC rating allows an extra level of comparison between properties and a high-scoring A-rated one will always have more appeal than a low scoring G-rated red one.
Of course making sure you have a high EPC rating will help you find a buyer when it comes to selling, but improving the energy efficiency of your home will also have an impact on how much you currently pay to heat it.
Energy Performance Certificates
Your house's EPC rating will depend on the amount of energy used per m² and the level of carbon dioxide emissions (given in tonnes per year).
As well as information about a property's energy use and typical energy costs an EPC also contains recommendations about how to reduce energy use and save money
The ratings range from A (most efficient) to G (least efficient) and once issued an EPC will be valid for 10 years.
To get an EPC for your home you'll need to find an accredited assessor who will then assess your property and produce the certificate.
