Your New Home - New Build or Period Property?
Brighton and Hove has something for everyone when it comes to property. From the latest in contemporary city-centre apartments to virtually semi-rural homesteads, every aspect of the market is represented here.
Obviously people want different things at various stages of their lives - living in one type of home in a certain location will suit a student more than a young family and vice versa.
It's families that we're really looking at here, because although houses come in many shapes and sizes, a defining factor for many is whether they are an older period property or a brand new construction.
New build
Although the idea of a housing shortage is never far from the news headlines, there has actually been quite a lot of new building going on in our city.
For first time buyers there are a lot of advantages to buying a brand new property. Firstly, all the important fixtures and fittings are likely to be included, so the idea of having to buy cookers, washing machines, or even whole heating systems just doesn't enter the picture.
Of course new developments also need to adhere to very strict conditions when it comes to energy efficiency, which not only means they are 'future proof' in many respects but also that utility bills can be much lower right from the start.
A new build is also perfect for many people who are at the other end of the property ownership timeline and looking to downsize. The idea of making a move into a new home where there's no work to be done, even if that just means redecoration, can be very attractive for those who have experienced quite the opposite in previous moves!
Period property
When it comes to period properties you are spoilt for choice in Brighton and Hove. From the grand architecture of the sea front squares to Victorian and Edwardian homes lining streets around the city, history is there for all to see (and to enjoy living in today!)
Original features bring charm and character to a home. Whether that might include a working fireplace, sash windows or simply well-turned wood features around doors and high ceilings, there is no denying that in the past they knew how to build houses that would last.
Other factors might also come into play, for instance anyone with a restricted budget who might want to go for 'location, location' appeal by investing in a 'doer upper' that needs some love and attention.
Likewise many period homes that might not need actual renovation can be enhanced to cater for contemporary lifestyles by adding extensions, whether that might be a loft, side return or even a garden room (STNC).
